The IAQ Inspector handles the initial site visit on all mold protocol and IAQ projects. The Inspector reviews the protocol, documents the site, and prepares three tiered quote options for the homeowner: Minimum-Protocol, Base Protection, and Elite Performance.
Every job receives all three tiers. The intent of each tier is fixed; the specific scope inside each tier varies based on what the Inspector finds on site.
The Inspector quotes work that falls within standard protocol scope. When site conditions clearly require work beyond what the IAQ Inspector is authorized to quote — full duct replacement, equipment replacement, or significant system redesign — the Comfort Advisor is brought in to handle the larger-scope quote.
On-Site Process
Review the Protocol
- Read the full protocol before arriving on site
- Identify the specific HVAC items called out by the inspector
- Note any unclear or unusual directives
Document the Site
- Take photos of every area called out in the protocol
- Photograph the existing plenum, equipment, ductwork, and any visible conditions affecting scope
- Capture anything that may affect pricing or scope decisions later
Build the Three-Tier Quote
Every IAQ Inspector job is quoted as three tiered options. The intent of each tier stays consistent across jobs; the specific scope inside each tier is shaped by site conditions.
The Three Tiers
Minimum-Protocol
Intent: Address the immediate issue and restore the affected area to proper condition. Does not include added protection or long-term controls.
Typical scope (will vary by job):
- Duct cleaning
- System cleaning
- Insulation replacement in the buckets
- Plenum replacement when needed to satisfy the protocol
This tier reflects the minimum work needed to satisfy the protocol and pass post-inspection.
Base Protection
Intent: Correct the current issue and add targeted protective measures to reduce the risk of recurrence and future moisture-related concerns.
Typical scope (will vary by job):
- Everything in Minimum-Protocol
- Metal plenum replacement
- Optional UV light
- Decon 7 fogging of the ductwork (when warranted)
- New air handler when the existing unit is severely contaminated and cleaning is not viable
This tier is essentially Minimum-Protocol plus targeted upgrades that reduce the chance of the issue returning.
Elite Performance
Intent: Correct the issue and implement layered environmental controls to deliver long-term protection and air quality stability.
Typical scope (will vary by job):
- Everything in Base Protection
- Whole-home dehumidifier
- Plenum replacement
- Bucket replacement when warranted
- Additional enhanced features above the Base tier as conditions warrant
This tier delivers the most complete environmental control package the IAQ Inspector is authorized to quote.
Scope Assessment & Escalation
If the protocol or site conditions call for work beyond what the IAQ Inspector is authorized to quote, escalate to the Comfort Advisor before quoting. Triggers for escalation include:
- Full duct replacement (beyond cleaning, plenum, and bucket-level work)
- HVAC equipment replacement at a system-redesign level
- System sizing or design changes that go beyond restoration scope
